Home sales rose 9.9% in August - The Province

The sale of housing isplaced in 31,046 transactionsin August, which represents an increase of 4% compared to the same month last year, according to the statistics of the General Council of Notaries, which has specified that the variation is reduced to 9.3% in the series corrected for seasonality. The average price rose 3.3%.
By type of dwelling, the sale of flats showed an interannual increase of 9.3% (8.2% in the series corrected for seasonality), while that of free-price flats increased by 9.8%.
According to the notaries, this increase in free-floor transactions was due to the expansion of thesecond-hand flats(+ 9.4%) as to new apartments (+ 14.3%). On the other hand, the sale of single-family homes showed an increase of 12.1% year-on-year.
In terms of average price, the square meter of homes purchased in August reached 1,265 euros, representing an increase of 3.3% year-on-year.
This rebound in the price per square meter of housing, according to the notaries, was due to theincrease in the price of single-family homes(+ 3.7%) and the floors (+ 3.2%).
On the other hand, the price per square meter of free price apartments increased by 3.2%. Among these, the price of second-hand goods stood at 1,366 euros (+ 1.5% year-on-year) and that of new apartments at 1,963 euros (+ 12.5% year-on-year).
On the other hand, the sale of other properties stood at 6,817 operations in August (+ 0.6% year-on-year), of which41.2% corresponded to land or plots. The average price per square meter of these transactions stood at 280 euros, which represents an increase of 87.2% compared to August 2017.
Mortgage loans up 13%
Also, the number of newmortgage loanscarried out in August was 21,022, which represents an increase of 13% year-on-year (+ 13.1% in the corrected series of seasonality). The average amount of such loans was 148,790 euros, down 2.4% year-on-year.
On the other hand, the mortgage loans destined to the acquisition of a propertythey increased 16.2% year-on-year(16,017 loans), due both to the increase in the granting of loans for the acquisition of a home (+ 17% year-on-year) and to the increase in mortgage loans for the acquisition of other properties (+ 6.5% year-on-year).
The average amount of the loans for the acquisition reached 128,011 euros, with a decrease of 0.9% in the interannual rate.
In the case of housing,the average capital was 124,593 euros, assuming an increase of 1.3% year-on-year, and for the rest of the properties, the average loan reached 174,865 euros (-15.1% year-on-year).
The loans for construction showed an interannual increase of 2.2% in August, up to 457 operations. The average amount thereof was 409,206 euros, with an interannual contraction of 4.4%.
For its part, the average amount of loans for the construction of a house fell by 23.2%,up to 217,103 euros(370 operations).
According to the notaries, mortgage loans destined to finance business activities experienced a year-on-year fall of 6.8%, to 203 operations, and their amount fell by 53.6% year-on-year, to 456,972 euros.
Finally, the percentage of purchases of homes financed through a mortgage loan stood at 48.1%. In addition, in this type of purchases with financing, theThe loan amount averaged 77.9%.
