Home sales records its best September in 14 years after increasing operations by 40.6%

The Home sales soared 40.6% last September in relation to the same month of 2020, to add 53,410 operations, its highest figure in a month of September since 2007, as reported this Monday by the National Institute of Statistics (INE).

The number of home sales in September is also the highest number of transactions carried out in any month since April 2008, when sales reached 54,801.

With the interannual advance of September, the sale of homes has seen positive rates for seven consecutive months after the increases of 32.4% and 65.9% registered in March and April, respectively, from 107.6% in May, from 73 5% in June, 53.5% in July and 57.9% in August.

The year-on-year upturn in home sales in September was the result of an increase in transactions for new homes, which grew by 30.1%, to 10,933 transactions, as well as an increase in the sale of used flats by 43.6% , until adding 42,477 transactions.

91.9% of the dwellings transmitted by sale in the ninth month of the year were free dwellings and 8.1% were protected.

The sale of free homes rose by 41.7% year-on-year in September, to 49,104 operations, while that of protected homes increased by 29.2%, adding a total of 4,306 operations.

In monthly terms (September over August), the sale of homes increased 7.1%, its lowest increase in a month of September since 2018, although similar to that experienced in 2019 (+ 7.2%), in the absence of a pandemic.

In the first nine months of the year, the sale of homes accumulated an increase of 37.6%, with increases of 41.5% in operations on new homes and 36.7% in the case of second-hand ones.

With this increase, the sale of houses chains seven months in positive annual rates and accumulates a rise of 37.6% so far this year. In annual terms, the number of free homes transferred by sale increased in September by 41.7% and reached 49,104 transactions, while that of protected homes increased by 29.2% and reached 4,306 agreements.

20.5% of the homes transferred by sale in September are new and 79.5% are used. The number of operations on new homes increased by 30.1% compared to September 2020 and that of used homes by 43.6%.

The Communities with the highest annual increases in the number of home sales in September were Comunidad Foral de Navarra (+ 68.3%), País Vasco (+ 55.9%) and Andalucía (+ 54.9%).

The only community with a negative variation rate is Extremadura (–2.4%). For their part, Principado de Asturias (+ 1.4%) and Región de Murcia (+ 19.7%) registered the lowest increases.
