Real estate companies insist that there is no housing bubble, but it is becoming increasingly clear that the sector is experiencing a second golden age. The best figure for home sales since 2007 recorded last year has been followed by a spectacular start to the year: almost 50,000 homes (49,500) were sold in January, 31.8% more than in the same month last year, according to the College of Registrars.

A good health that has continued in February. You just need to look at the pace at which the market moves. This is highlighted by the Idealista real estate portal, which ensures that 15% of the homes put up for sale on its website during the second month of the year, hardly took

a week to sell. While 17% of the operations were carried out between a week and a month; 22% between one and three months; 30% had been between three months and a year, and 16% more than a year.

It is above all in the provincial capitals where more cases of these 'express sales' occur. The highest percentage was in Cuenca, where 43% found a buyer in less than 7 days. They are followed by Barcelona (29%), Tarragona (24%), Granada (23%), Madrid (23%), San Sebastián (20%), Salamanca (20%) and Málaga (20%). Above the national average are Las Palmas de Gran Canaria (19%), Vitoria (19%), Segovia (19%), Valencia (18%), Santa Cruz de Tenerife (17%), Pamplona (17%) , Girona, Bilbao, Murcia and León (16% in the 4 cases).

On the opposite side are Soria and Teruel, where the phenomenon of 'express sales' "does not exist". The percentages in Cáceres (6%), Ciudad Real (7%), Ourense (7%), Zamora (7%) and Córdoba (7%) are also low. Below 10% are Guadalajara, Lugo, Palencia and Melilla (8% in the three cases), followed by Logroño, Lleida, Alicante, Albacete and Oviedo (with 9% in the 5 cities).

If we talk about provinces, Cuenca is also the winner, reaching 32% of 'express' sales over the total. They are followed by the provinces of Granada (22%), Madrid (22%), Barcelona (22%) and Malaga (20%). Salamanca (19%), Álava (18%) and Guipúzcoa (17%) are also above the national average. In the province of Soria the phenomenon has not existed, while it has been 4% in Teruel, 5% in Huesca, Cáceres and Zamora.
